That's most of who lives here. There is no maximum length of stay — some residents have been with us for years. Rent month to month at $350 plus metered electric, with water, sewer, garbage and wifi included — or take the flat $525 all-inclusive rate and we cover the electricity too. Call to ask about our current long-term tenant move-in special. We don't rotate people out to make room for weekend traffic.
Active-duty military and veterans get 10% off monthly site rent with valid ID. We also write corporate and crew rates for companies placing several workers at once — common for wind farm and mill contractors — and seasonal Winter Texan packages for guests staying October through March. Yes. Nightly sites are $40 with all utilities and wifi included. We regularly take in travelers coming off US-181 and I-37, families evacuating ahead of Gulf storms, and workers who arrive in Beeville before their lease start date. Call ahead if you can so we can hold a pad for your arrival.
Full hookups at every pad (water, sewer, 30/50 amp electric), park-wide wifi, weekly garbage pickup, and the coin-operated laundry room on site. Sites are large, level, and shaded by mature trees. It's a working park, not a resort — there's no pool or activity director, and that's part of why the rent is what it is.
Dogs and cats are welcome. The park is best suited to smaller pets — around 20 lbs and under is what fits our sites and our neighbors best — so give us a call about anything larger and we'll talk it through. Either way the rules are simple: pets stay on a leash any time they're outside your RV, and everyone cleans up after their own. Aggressive animals and pets left outside unattended aren't permitted.
Park-wide wireless is included in every rate at no extra charge and handles email, streaming, and video calls — our remote workers and travel nurses use it daily. If your job needs guaranteed bandwidth, you're welcome to run your own cellular hotspot or satellite dish at your site.
By a wide margin. Four weeks at $175 is $700. A full month is $350 plus your metered electric — water is included — or $525 flat with the electricity covered. Either way you land well under $700. If you'll be in Beeville longer than about three weeks, go monthly.
