Why choose us

Why put your mobile home at The Texas Rose

Lot rent in Bee County is one of the last genuinely affordable ways to own your home in South Texas. Here's what you get for it.

Generous lot sizes

Lots sized for single-wide and select double-wide homes, with yard space, parking for two vehicles, and real separation from your neighbors.

Full utility hookups

Water, sewer, and electric service ready at the pad. Sewer, garbage, and park wifi are included in your lot rent.

Affordable, honest rates

Among the lowest lot rents in the Beeville area, with no hidden assessments and no annual "market adjustment" surprises.

An established community

Working families, retirees, and long-term residents who look out for each other — not a lot of nightly churn.

Professional management

A manager on site seven days a week who handles maintenance, keeps the roads and grounds up, and answers the phone.

The process

Five steps from phone call to move-in

Moving a mobile home is a bigger job than backing in an RV. We've done it enough times to make it straightforward.

  1. 01

    Consultation

Tell us the year, size, and condition of your home. We confirm it fits our lots and our appearance standards before anyone spends money.

  2. 02

    Site selection

Walk the available lots with the manager and pick the one that suits your home, your shade preference, and your parking needs.

  3. 03

    Permitting assistance

We point you to the right Bee County and state offices, tell you which paperwork they'll want, and provide the park documentation you need.

  4. 04

    Setup support

Coordinate transport and delivery day with us. We'll be on site for placement, leveling, and blocking so nothing stalls in your driveway.

  5. 05

    Utility connections

Water, sewer, and electric get tied in and checked. Once you pass inspection, you're living in your own home on your own lot.

Long-term living

Built for staying, not passing through

No length-of-stay limits

Stay as long as you like. Lot leases renew, and long-tenured residents are exactly who we want here.

Community integration

Mobile home residents share the same grounds, laundry, and wifi as everyone else in the park — one community, not a back lot.

Make it yours

Skirting, steps, a deck, a small garden, a carport — improvements are welcome with the manager's sign-off.

Location that works

Minutes to Beeville schools, the hospital, and H-E-B; a short commute to Bee County's largest employers.

Security & screening

Every household applies the same way, and the property is managed and watched daily. Quiet hours are respected.

Pricing & availability

Limited lots — call before you buy a home

We only have a handful of mobile home lots, and they turn over rarely. Because availability and our current move-in special change from month to month, lot rent on a specific pad is quoted by phone — call before you commit to purchasing or moving a home.

Condition & appearance standards

All homes brought into the park must meet our condition and appearance standards: sound roof and siding, working utilities, skirting installed after setup, and no visible damage or unfinished exterior work. The manager reviews photos of your home before approval. It's how the park stays somewhere people are glad to live.
